They gave us an item-wise estimate at the start and the final bill matched it. In construction that is rarer than it should be. The house was handed over clean and complete.
I was posted out of the islands for most of the build. Weekly photos and a call every Sunday meant I never once felt out of touch with what was happening on my own site.
Our school block had to be built without disturbing classes. They phased the work, kept the site fenced and finished before the new session started. Very disciplined team.
We only asked for interior work — false ceiling, TV panel and wardrobes. The finishing quality was so good that we gave them the terrace floor addition as well.
Two monsoons later and not a single damp patch on the terrace or in the bathrooms. Whatever they did with the waterproofing, they did it properly.
They took over a half-built house another contractor had abandoned. No blaming, no excuses — they surveyed what was standing, told us honestly what had to be redone, and finished it.

The honest answer is that soil condition, site access, number of floors and your choice of tiles, joinery and fittings move the number more than anything else — which is why we visit the plot before quoting, and then put the rate in writing.
A single-floor home usually takes 7–9 months and a two-storey home 10–14 months from foundation to handover. In the islands we also plan around ship schedules for material and around the monsoon, so those months are already built into the programme we give you rather than used as an excuse later.
Yes. We prepare the building plan, elevation and structural drawings, and we assist with the documentation needed for approval. You can also bring your own architect's drawings — we are happy to build to someone else's design and will flag anything we think will cause a problem on site before we start.
Stage-wise, against completed work — foundation, structure, services and finishing. You pay for a stage once it is finished and you have seen it, not on a fixed calendar date. The full schedule is written into the agreement before any work begins.
Yes, and it happens more often than you would expect. We survey what has already been built, tell you honestly what is sound and what has to be redone, and then quote only for the remaining work. We will not take on a structure we believe is unsafe without saying so first.
Either. In a turnkey contract we supply everything and the brands are named in the estimate. If you prefer to buy material yourself we will work on a labour-only rate and give you the exact quantities and specifications required — you will not be told "order some more cement" at eight in the evening.
A large share of our clients are posted elsewhere. You get weekly photographs and videos on WhatsApp, a call at every stage, and approval is taken from you before any change. Many of our clients have seen their completed house in person for the first time on handover day.
We take on single-room additions, bathroom renovations, boundary walls, water tanks, interior work and repairs as readily as full builds. A small job done well is how most of our larger projects started.
